Carpet area, built-up area and super built-up area explained
Indian homes are sold using several area measures, and the gap between them can be large. Knowing the difference stops you from overpaying.
The three measures
- Carpet area is the usable floor area inside the walls of the unit. RERA defines the price basis on this number.
- Built-up area adds the thickness of the walls and the balconies attached to the unit.
- Super built-up area adds a share of common areas such as lobbies, stairs and the clubhouse. It is the largest number and the one most brochures lead with.
How to compare
Compare projects on carpet area and on price per square foot of carpet area. Ask what share of the super built-up area is loading, and make sure the carpet area in the agreement matches what you were shown. On our project pages the figures are approximate until you receive the exact RERA carpet area in a walkthrough.
