Villas, plots and second homes: what to know before you buy
Many NRIs look beyond apartments for a family retreat or a long-term land holding. Villas, row houses and plots come with a different set of checks.
Villas and row houses
- Check whether the land is owned or leased, and how the plot share is documented.
- Ask about the maintenance model for shared roads, security and landscaping.
- Confirm the approved plan and the occupancy certificate for completed villas.
Plots
- Buy only in approved layouts, and confirm the land use and the permissions.
- Remember the rule on agricultural land for NRIs. A plot in a converted, approved layout is a different matter from agricultural land.
- Ask what the developer will build or maintain, and when.
Weekend and second homes
Hill-station and lake-side markets such as Lonavala near Pune attract families who want a retreat within a few hours of a major city. Rental use varies by location and season, so treat income as a bonus, not a plan. Verify the project registration before you pay anything.
